Stage 1 looks ok, but I’m seriously concerned about the parking situation for stages 2 and 5. Those replace a large number of carparks and would also add significantly to demand for parking.
I note that their parking study they looked at just 2 days while the field has use that varies depending on what is happening on Alan Ray Oval. The parking can look very busy during school holiday programs, large popular games, large training sessions (start of season training or grading days) or during popular events at the Ainslie football club. On a busier day the parking overflow would have been considerably worse.
The parking spots on Limestone Ave & Majura Ave were not used during the entire study as they are a menace to traffic on those roads, but were still counted as empty car parks. Removal of the carparks in stages 2 and 5 would require those to be fully used.
